EAA SQE and EAQE Pass Rates (2022β2026)

The Estate Agents Authority (EAA) publishes a βQualifying Examinations Figuresβ sheet after each sitting, with the number of participants and the percentage who passed. We have collected every sheet from December 2023 to August 2026. All figures below are the EAAβs own, copied as published, with the period each one covers. The pass rate is the percentage of candidates who passed the examination.

Taking both SQE formats together, about 3,400 candidates sat the SQE in 2025, and the two formats passed 33.7% and 38.2%. Weighted by candidates, that is about 34.7% (our calculation; the EAA does not publish a combined figure). For the EAQE, a little over one candidate in four passed.

What the numbers tell you
Most candidates fail
In every full year from 2022 to 2025, fewer than 40% of candidates passed any of the three formats. EAQE full-year rates were between 26.0% and 32.6%. SQE paper rates ranged from 25.1% (2022) to 36.2% (2023).
Single sittings swing widely
EAQE sittings ranged from 14.5% (December 2025) to 40.5% (August 2023). The SQE paper fell from 35.5% in February 2026 to 24.7% in May 2026, then rose to 32.9% in August. You cannot predict an βeasyβ sitting. Prepare for a hard one.
Computer-based SQE groups are small
Computer-based SQE sittings had about 155 to 330 candidates each, and its full-year pass rate was higher than the paper SQE in 2024 and 2025. The figures do not explain why. Candidates choose their format, so the two groups are not like for like. Do not pick the CBE expecting an easier paper: the syllabus, question count, time and pass mark are the same.
Why so many candidates fail
The EAA does not publish reasons, but the exam structure points to three:
- Two hurdles, not one. You need 60% in Part I and 60% in Part II in the same sitting (EAA examination figures, Note 1). A strong Part I does not rescue a weak Part II. In the SQE, Part II is only 10 questions, so 5 errors there means failure.
- Applied questions. The core syllabus parts are tested at level 3 (SQE) or level 4 (EAQE): use in practice, not recall. Candidates who memorise sections but cannot apply them to a land search or a client scenario struggle.
- Combination questions and close options. Many questions ask which of statements (i) to (iv) are correct. One wrong judgement loses the whole question.
What to do with this
Pass mark and how it is applied
The pass mark is 60%. That means at least 48/80 in Part I and 12/20 in Part II for the SQE, and at least 36/60 and 24/40 for the EAQE. A candidate who loses marks for breaking exam rules must pass both parts and also reach 60% overall after the deduction. The EAA says the pass mark is subject to review from time to time, so check the current figure on eaa.org.hk before you sit.
