Estate Agents Qualifying Examination
First-sale cases test the Residential Properties (First-hand Sales) Ordinance (Cap. 621) timetable and the EAA circulars on conduct at sales sites, from the point of view of the agency that runs the team: who may be deployed, who commands them, what must be filed with the EAA, and what each salesperson may say and take. Most marks come from dates, documents and banned conduct.

Checked against the EAA Examination Handbook (paper-based), August 2026, paras 4.3 and 4.4; Residential Properties (First-hand Sales) Ordinance (Cap. 621), sections 8, 10, 25, 29 to 35, 42, 47, 52, 53, 58 to 61, 75 and 76; SRPA pamphlet (2/2023), panels and FAQ; EAA Practice Circulars Nos. 13-04, 15-01, 17-02, 18-03, 23-02 and 24-01 (CR); checked 11 Oct 2026.
First sales are where the EAA has seen the worst conduct: fights at sales offices, intercepted cars, loans to buyers, misused credit cards. That is why EAQE cases set first-sale facts from the agency's side: the director who appoints the team, the Commander-in-Chief who controls it, and the salespersons who face buyers. The Ordinance supplies the dates; the circulars supply the conduct rules and the management duties.
Build the timeline from the dates in the case before reading the options. Several periods differ by only a day or two, and working days under Cap. 621 skip Saturdays.
