A purchaser wants to know whether there are unpaid management fees on a flat and whether major repairs are planned for the building. Who is the most direct source?
Answer: The building's manager. Why not the others: - The RVD: It holds area, age and use records, not management fee arrears. - The Land Registry: It records registered instruments, not routine fee arrears or planned works. - The EAA: It regulates licensees and holds no building management records. Rule: The building manager can give information on management fee arrears, planned renovation costs, building orders affecting the building and other management matters. Source: EAA, A Study Guide to Estate Agency Law and Practice, Part 1, para 22; as at Oct 2026
Expecting the land search to show management fee arrears.
