Salesperson Ben Tsui forgot to renew his licence, which expired on 15 August 2026. On 20 August 2026 he sends in a renewal application with the fee. Which statement is correct?
Answer: he must apply for a new licence and stop estate agency work until it is granted. A renewal application may be made only before the licence expires. Why not the others: - Provisional licence: a provisional licence is granted only where a renewal application made in time is still pending when the licence expires. - Late renewal with surcharge: no such late-renewal facility exists in the Ordinance or Regulation. - Working for 24 months: the 24-month relevant period only exempts a re-applicant from re-sitting the examination; working without a licence is an offence. Rule: renew before expiry (ideally 3 to 1 months before); after expiry, apply afresh and do no estate agency work until licensed.
