Salesperson Jason Ng tells a first-time buyer that she must sign a provisional agreement within ten minutes or lose the flat, and discourages her from phoning her family first. Which public expectation of estate agents is he most clearly failing to meet?
Answer: not exerting undue influence and giving clients time to decide. Pressuring the buyer to sign within minutes and discouraging her from consulting others is undue pressure. Why not the others: - Sufficient knowledge of the law: nothing suggests he lacks legal knowledge; the problem is pressure. - Introducing clients to banks: this is a common service, not the expectation at issue. - Correct and accurate information: he has not given false information about the flat; he has rushed the client. Rule: consumers expect agents to be knowledgeable, give accurate information, act with due care and diligence, and not exert undue influence or coercion, giving clients time and freedom to decide.
