EAA Past Papers, Sample Questions and Mock Exams

Candidates search for SQE and EAQE past papers because past papers are how they prepared for school exams. The Estate Agents Authority (EAA) does not publish them. What it does publish is a free online mock examination, short “mini mocks” and sets of sample questions with explanations. This guide sets out what each one contains, what the EAA says about their limits, and how to combine them with timed practice. Details are from the EAA website, checked 11 Oct 2026.
The EAA publishes no past papers
The EAA’s Preparing for qualifying examinations page says it does not publish any study materials for the exams. It lists the Code of Ethics, the Practice Circulars and its Study Guide as helpful reading, plus sample questions and the online mock. It lists no past papers. In the paper-based exam, the question book and answer sheet may not be taken out of the room (Paper-based Examination Handbook, August 2026, Appendix 4, instruction 7).

All of these are on eaa.org.hk at no cost, in English and Chinese. The mock page does not state a time limit for the standard mock, so set your own timer: 2 hours 30 minutes for the SQE and 3 hours for the EAQE, the real exam times (EAA examination page, checked 11 Oct 2026).
What the EAA says about its own samples
The EAA attaches four warnings to its sample questions (Online Mock Examination page, checked 11 Oct 2026):
- They are for reference only and are not training or study materials for the exams.
- They do not cover the whole syllabus. The EAA advises candidates to study every part of it.
- The EAA gives no warranty that their content is up to date, because laws and practice change.
- Answering them correctly does not mean you will pass.
The third point matters. Hong Kong abolished Buyer’s Stamp Duty and Special Stamp Duty on 28 February 2024, and the EAA’s Mandatory CPD Scheme (Phase 1) began on 1 January 2025. An older sample question can be right for its time and wrong today. Check every figure against current law before you memorise it.
How to use the EAA mocks with timed practice
The EAA set is small: one standard mock per exam and 40 sample questions each. Once you have seen them, a second attempt mostly measures memory. Use them where they give the most information.

They are not EAA past papers, not EAA sample questions and not endorsed by the EAA. We do not copy, translate or paraphrase the EAA’s sample or mock questions. Each explanation ends with its source and the date it was checked, so you can see which law it rests on.
