Answer: A historical and current land search. Why not the others: - Owners' corporation records: These do not reveal the chain of title. - A rating search only: Rateable value is useful but does not trace the title history. - No further search: EAA guidance expects a historical search where the vendor has owned for less than five years. Rule: A historical and current search traces the title back to the Government lease. If a current search shows the vendor has been registered owner for less than five years, the licensee should also obtain a historical and current search before arranging the agreement.
