At 4:00 p.m. on Monday 2 November 2026, the owner of Pine Crest signs a preliminary agreement with Ms Ho. Both parties sign the agreement for sale and purchase on Friday 6 November 2026. There are no general holidays or warnings in the period. By when must the vendor enter the PASP particulars, and the date of the ASP, in the Register of Transactions?
Answer: PASP particulars within 24 hours (by 4:00 p.m. on 3 November); the ASP date within 1 working day after the ASP (by Monday 9 November). Working: 24 hours after 4:00 p.m. on 2 Nov is 4:00 p.m. on 3 Nov. The first working day after Friday 6 Nov is Monday 9 Nov. Why not the others: - By 6 and 13 November: These are 5-working-day periods, close to the old Consent Scheme timing. - ASP date by 13 November: The ASP date must be entered within 1 working day, not 5. - PASP by 9 November: The PASP deadline is 24 hours, not a few working days. Rule: PASP particulars (flat, any parking space, date, price, terms of payment, related-party status) within 24 hours; ASP date within 1 working day; an ASP termination within 1 working day; a lapsed PASP noted on the 6th working day. Breach carries a fine of HK$500,000. Source: Residential Properties (First-hand Sales) Ordinance (Cap. 621), section 59(2), (5) and (6); as at Oct 2026
