How Hong Kong's deeds registration system decides priority, what each part of a land register tells you, which entries threaten a deal, and when you also need a company search, an RVD search or a lawyer. EAQE syllabus 4.1 to 4.3 is tested at Level 4 (understanding plus use in practice), the highest level, and land search records are a favourite Part II exhibit.

Land search analysis is one of the four syllabus areas the EAQE tests at Level 4. Part I asks what an entry means; Part II hands you a register and asks who must sign, whether the vendor can give good title, what goes into Form 1, and whether the deposit should be stakeheld. As an estate agent you are also expected to set the office procedure: which search, when, and who checks it.
Most wrong answers come from three habits: reading an entry without looking for the release or compliance letter below it, trusting knowledge over registration, and answering a legal question that should have gone to a solicitor.
Hong Kong runs a deeds registration system. The Land Registry records instruments affecting land by memorial; it does not examine or guarantee title, which is proved from the title deeds (Land Registration Ordinance (Cap. 128), ss.2 and 3).

Example: a mortgage signed on 18 Mar 2026 and registered by 17 Apr 2026 ranks from 18 Mar. Registered on 20 May, it ranks only from 20 May, and anything registered in between comes first.
