Estate Agents Qualifying Examination
The EAA's Code of Ethics, the conduct rules in the Practice Regulation from first contact to commission, and the Practice Circulars the exam quotes, including the EAQE-only duties of effective control of offices and compliance by partnerships. Syllabus 2.4 to 2.6 is at Level 4, so expect scenarios in which you judge whether a licensee, or the agency supervising him, is in breach.

Three layers of rules govern daily practice. The Code of Ethics sets standards of conduct; breach can make a licensee unfit to hold a licence. The Practice Regulation (Cap. 511C) sets enforceable duties for residential property, from the first conversation to the commission receipt. Practice Circulars explain how the EAA expects the law to be applied; non-compliance is a ground for discipline.
The EAQE adds a fourth layer: you are expected to supervise others. Questions often describe a salesperson's breach and ask whether the branch manager, a director or the agency is also liable. The answer depends on whether the agency had a real system under Practice Regulation s.15.
