An estate agent fails to pay its licence fee and the EAA proposes to revoke the licence under section 27. What must the EAA do first?
Answer: Give written notice and at least 21 days for representations. Why not the others: - A court order: The Authority revokes by its own decision under section 27, subject to appeal. - Newspaper notice for 14 days: Gazette publication follows a suspension or revocation; it is not the pre-decision step. - Prosecution first: Revocation does not depend on a prosecution. Rule: Before suspending or revoking under section 27 (for example for unpaid fees, ineligibility or breach of conditions), the Authority must give written notice and allow 21 days for representations; any suspension or revocation is published in the Gazette.
