Ms Chung passed the EAQE and wants to open her own agency as a sole proprietor. Which licence must she hold?
Answer: An estate agent's licence (individual). Why not the others: - A salesperson's licence: It allows work only as a salesperson of a licensed estate agent, not running one's own business. - A company licence: That is for a company, not a sole proprietor. - Business registration only: Since 1 Jan 1999, carrying on estate agency work requires a licence. Rule: An estate agent's licence (individual) allows the holder to act as a sole proprietor, partner, director of a licensed company, or salesperson of another licensed agent; a salesperson's licence allows work only as a salesperson of a licensed estate agent. An EAQE pass qualifies for either licence. Source: Estate Agents Ordinance (Cap. 511), sections 15 and 16; EAA Examination Handbook (Aug 2026), paras 1.1 and 2.2; as at Oct 2026
Thinking a salesperson's licence is enough to run an agency.
